Located in Iron County in the beautiful Ozark Mountains of Southern Missouri, this cattle ranch sits on a scenic north-facing mountainside overlooking its pasture fields below. It’s located just a short 3-mile drive outside the town of Des Arc and 12 Miles from Piedmont. The elevation variance is 240ft from top to bottom. The owner has a clear view of his whole cattle operation at all times from the front porch of the main homestead perched up on the hillside.

The main homestead is a basic 3-bedroom 2-bath earth contact, berm-style home. The current owner purchased an American Log Home Kit with the intent to expand construction over the top of the current home creating a basement, but never commenced construction. This log home kit is on-site and could be included in a contract for an additional amount.

Other structures include a 60X120 Quonset Hut Building with electricity, a well, and septic service. Half of the floor is concrete and the other half gravel providing for storage of additional farm equipment. There is an approximate 300 sq. ft. roughed-in space that could be built out as a small living quarters or office area if so desired.

The main barn is utilized primarily for hay storage with open end lean-to side sheds for multi-use. There is a cattle pen with numerous corral panels and an alleyway for directing cattle. Because these are portable panels, a cattleman can move them around to customize his own corral design.

The ranch consists of approximately 50% pasture and hay fields and 50% in mixed timber. Numerous pasture areas are fenced and cross-fenced to support rotational grazing. These pasture fields can qualify for several different farm programs available through the FSA as well as the NRCS, and SWCD.

The property currently has 38 cows and a bull, along with 30 calves in pasture at this time, and can support up to 50 momma cows. The cattle (if available at time of contract) could also be negotiated and included in the transaction for an additional amount.

There are several concrete grain feeders and several hay rings that are included with the property. There are miscellaneous machinery and implements on-site that are not included, but available, to be possibly negotiated as an inclusion in a transaction.

There are several ponds on-site including two that are spring-fed providing a natural water source for cattle. At the spring source of the main pond, you can visibly observe the natural watercress which is a perennial plant commonly appearing (in and around) natural spring waters.

The other spring-fed pond located next to the barn also supplies water that drains through two other smaller ponds that wrap around the back and other side of the barn as well.

Several beautiful streams meander around and through both sides of the property. These streams are naturally developed waterways around the property that carry water run-off in high periods of rain, but they also seem to manage a low constant trickle of spring waters draining off the mountain tops above, and making its way down to the Big Creek below.

Speaking of the Big Creek, which just so happens to be its official name, it is a great bonus paradise to this ranch, running along the northern property border. This is a crystal-clear live water creek system that is located approximately 6.5 miles upstream from the Sam A. Baker State Park. Being a public-use waterway, imagine entering this creek with your very own floats on a hot summer day with family and friends, and floating on down to the State Park takeout, or simply fishing along the way for native species of smallmouth and largemouth bass that inhabit the waterway.

Not only is this a beautiful cattle ranch, but an excellent deer hunting property as well. Adjacent to the southeast border lies approximately 780 acres of state-owned forest property. The adjacent timber carries on for thousands more acres in continuous timbered ground beyond; much of which is privately owned and not hunted.

The current owner says that there are a lot of really big bucks traveling through this area of the property, which is indicative of the abundance of tree rubs visible throughout, and photos provided! There is also a small noticeable clearing in the timbered area that sure could be developed into a food plot, and additional areas of potential as well for that added hunting attraction! Imagine a short hike to your deer stand from the house on your very one property to harvest a Southern Missouri Whitetail!

This great little cattle ranch provides for a turn-key operation and is move-in ready for that rancher ready to start their cattle business. Contact Land Specialist Chris Gier @ 517-310-3160 for your private showing today!
