Description

Southern Illinois has long been known for its outstanding deer and turkey hunting, and there isn’t a better area in this region than Johnson County!

Located just south of Vienna on Old Metropolis Road, sits this 125+/- recreational paradise. There are currently 62.75+/- acres in tillable production, that creates a nice income. The balance of the is in timber, brush and a small pond. The timber stand consists of oak, hickory and variety of other hardwoods. The canopy is brushy with some clearings, providing excellent browse for deer and nesting and broodering habitat for turkey. There is a creek at the west side of the property that will supply water to the many critters that call this property home. There are areas that are ideal for food plots, and good stand sites near these areas no matter what the wind direction.

Access to the property is off Old Metropolis Road, which is paved. There is electric at the road, and rural water approximately ½ mile to the north. The terrain just east of the newly constructed entrance is ideal to build a cabin or dream home, and far enough away from the prime hunting areas as not to disturb the wildlife.

**Land Specialist Opinion**

I often get questions posed to me that go something like this. “If you were buying a farm, what are the keys you look at in making your decision?” To me the answers are always the same, and when I explain, I think you will agree.

  1. Deer holding areas/food
  2. Pinch points/ambush spots
  3. Access

Let’s breakdown this aerial, and first we will discuss holding areas and ambush spots, When you are dealing with small tracts of land, one needs to look at the neighborhood.  If you pan out from this aerial, you will see that the strip of timber on the west side of this property is but a small part of what consists of thousands of acres of timber that runs for miles. This is where the large majority of the deer on this property will come from.  Not only that, as the timber from the north and the south approach this property, the width of the timber stand narrows, creating a natural funnel or pinch spot. Realize that a cruising buck will follow that timbered strip, possibly for miles, and this property offers a great place to harvest him. Notice too that on the south side of the property, there is a small field that is surrounded by timber, with a strip of woods connecting it to the larger timbered stand to its west, and a block of timber to the south and east. This small field is a killer spot!  There are multiple areas to access this plot, no matter the wind direction, making it even that much better.

Access. Most of the bedding areas on this farm are on the western side, with access to the property from the east. Prevailing winds in the fall of the year largely have a westerly tilt of some degree, so these prevailing winds will be blowing in your face on the way to the stand. This is key as it puts your scent across open fields where even the wariest of whitetails are not likely to catch your scent.

Tracts of land like this do not stay on the market for long, so give Dale Dunn a call at 636-443-9481 for your private tour!
